• 1. Contract of Hire
    All bookings accepted by the property owner or manager are subject to these conditions, which are considered fully accepted by the hirer and all members of the party. The holiday homes presented have been carefully inspected and selected by Sunpool Villas, which provides presentation and mediation services.
  • 2. Confirmation of Booking
    To confirm a reservation, a deposit or payment is required. Upon receipt, we will send an email confirming your booking. A reservation is only confirmed once this email is received. Sunpool Villas acts as a payment collection agent for receiving funds from travellers on behalf of the owner.
  • 3. Booking modifications are free of charge. The hirer may adjust booking dates by a maximum of seven days, subject to villa availability. Additionally, the hirer may modify the number of guests, provided the villa's capacity allows. To confirm any modification, the hirer must pay 15% of the booking price, which will be deducted from the remaining balance. Requests for booking modifications must be made in writing via email to our administration department: admin@sunpool.es.
  • 4. Cancellation by Hirer
    To cancel a confirmed booking, the person who made the reservation must email our administration department at admin@sunpool.es. Cancellations are free of charge if made within 24 hours of the initial payment. After this period, the following cancellation policies apply:
    FREE: Cancellations are free if made before the period specified in the villa description. To maintain booking system integrity and cover administrative costs, a management fee of 5% of the total refund may be charged for certain cancellations, particularly if the booking is for an unusually long period or high amount, if the guest has previously cancelled other reservations, or if speculative bookings prevent availability for genuine guests. This fee will not be applied universally but only in cases where abuse of our booking system is suspected. If the cancellation is made after the free cancellation period, the fee is the total reservation amount. However, a refund will be given if the villa is rebooked for the cancelled dates.
    FLEXIBLE: Cancellations incur the cost of the deposit if made before the period stated in the villa description. If made afterward, the fee is the total reservation amount, with a refund only if the villa is rebooked for the cancelled dates.
    STRICT: Cancellations incur the deposit cost if made before the period stated in the villa description. Afterward, the fee is the total reservation amount, with no refunds.
    Each property's description specifies the applicable cancellation policy.
  • 5. Payment Protection
    In the event that the villa becomes unavailable due to unforeseen circumstances beyond our control, the hirer will be offered alternative accommodation if available or a full refund of all monies paid. If no suitable accommodation can be provided, a full refund of the villa rental costs will be issued. Refunds are limited to villa rental fees only, and we do not accept liability for any cancellation or administrative charges related to travel arrangements.
  • 6. What is Included
    The villa rental includes delivery of bed linen and towels, an end-of-stay clean, water, electricity, and maintenance of the swimming pool and garden. Any defects or deficiencies must be reported within 24 hours of arrival, or it will be assumed that all is in order.
  • 7. What is Not Included
    The villa rental does not include personal, travel, or cancellation insurance, nor travel, transportation, or airport transfers.
  • 8. Occupancy
    The hirer must notify Sunpool Villas of their address, identity card number, and the names and approximate ages of all group members via an electronic form. Only persons listed on this form may occupy the villa. The villa cannot be re-let or sublet to any other group, party, or individual without written approval from the owners. The booking is only valid for the number of people specified in the contract. Should the villa be occupied by more than that number, the client will be charged extra according to current rates. Under no circumstances may more than the maximum number of people specified in the villa description or booking form occupy the villa, except with prior written consent. Owners or their representatives reserve the right to refuse admittance if this condition is breached. Sunpool Villas primarily caters to families and small groups. Larger groups (six or more unrelated individuals) must declare themselves at the time of booking. Failure to do so may result in rejection or a request for an additional guarantee. We generally do not allow pets, but there may be exceptions. Please enquire, and obtain written permission from the owner.
  • 9. Hirerīs Responsibility
    The hirer is responsible for the care of the property and its contents. At the end of the rental period, the villa and its contents, including all equipment, furniture, and utensils, must be left clean and tidy. Crockery and cutlery should be cleaned and stored in cupboards, and appliances like the cooker, oven, fridge, and microwave should be left clean. The hirer must ensure that no party member engages in any activity that could damage the property or cause nuisance to neighbours. The hirer must also clean the barbecue and remove rubbish, depositing it in the communal dustbins.
  • 10. Damage to Villa and its Contents
    Except for normal wear and tear, the hirer is liable for any damage caused to the villa or its contents due to negligence, wilful damage, or irresponsible behaviour. Any damage must be reported immediately to the owner or their representative. Costs for repairs or replacements must be paid by the hirer.
  • 11. Rights of Access
    The owner, their representatives, or sub-contractors have the right to access the villa at any time with due regard for the convenience of the hirer, to facilitate linen changes, inspect the property, or carry out necessary maintenance.
  • 12. Responsibilities
    The owner and their representatives are not responsible for circumstances beyond their control, including mechanical breakdowns, illness, or interruptions to public services.
  • 13. Injury and Damage
    We cannot be held liable for any injury, illness, death, loss, or damage suffered during or after the booking period.
  • 14. Villa Arrival and Departure Times
    The villa will be available according to the specified schedule and must be vacated accordingly.
  • 15. Keys, Directions and Local Contact Numbers
    Detailed instructions for key collection and directions to the villa will be sent prior to the rental commencement, with a local contact telephone number of a representative working on behalf of the property owner should you have any problems whilst at the villa.
  • 16. Complaints
    In the unlikely event of a complaint, it must be reported immediately to the owner or representative, who will endeavour to resolve the matter. Complaints made after the hire period will not be considered.
  • 17. Force Majeur
    We regret that we cannot be held liable or pay compensation when "force majeure" prevents or affects our contractual obligations. "Force majeure" refers to unforeseeable events that cannot be avoided, even with due care.
  • 18. Law and Jurisdiction
    This agreement is governed by Spanish law, to which both parties expressly submit.
  • 19. Insurance
    The villa hire fee does not include any form of personal insurance. The hirer undertakes to avoid any action that would void the owner's home insurance policy.
